$10M Sewer Infrastructure Work, Industrial Park Planning Kick Off for New I-57 Interchange at Bourbonnais Parkway


Village of Bourbonnais officials are taking the lead in readying for development 1,200+ acres of industrial TIF property 50 miles south of Chicago at the new Interstate 57 interchange at Exit 319/Bourbonnais Parkway. According to the Daily Journal, village trustees agreed March 21 to a $675,000 contract with Tyson Engineering to design a new sewer system to largely serve the interchange, which is set for completion in late 2018. The design document will enable the village to bid out a $10 million to $12 million sewage project by early summer that will entail installation of at least 6 miles of 48-inch pipe from the interchange to the Kankakee River Metropolitan Agency's treatment plant.
 
[In 2014, Aqua Illinois invested $8 million to build water capacity in the interchange area for existing and incoming industrial and commercial users. The Kankakee River Metropolitan Agency is currently investing $60M at its advanced wastewater treatment facility for the same purpose.]
 
Utility infrastructure investment dovetails with a comprehensive Bourbonnais Parkway Industrial TIF market analysis and land use planning exercise led by the Village of Bourbonnais in partnership with the villages of Manteno and Bradley, as well as officials from Kankakee County and the Economic Alliance of Kankakee County. The study and plan, being prepared by RATIO and Piggush Engineering, will provide an optimal, data-driven tenant mix scenario along with a real estate assessment and site plan. The study is slated for delivery by summer.
 
Existing industries in the area, which is encompassed by the Kankakee County Enterprise Zone and served by CN Railroad, include Sears Distribution, Kmart Distribution and Nucor Steel.
